The city council of Idar-Oberstein has decided to initiate preparatory studies for the planned expansion of the redevelopment area "Kernbereich Idar". At the same time, the administration was instructed to submit an application for urban development funding. The aim is to continue the urban renewal in the Idar district in a targeted manner and to include further areas in the future.
The "Idar core area" redevelopment area has been in existence since 2022. During implementation to date, it has become clear that adjacent areas are closely linked to the core area and also have urban development deficits. These are now to be examined in more detail in order to create the basis for a possible extension.
This opens up an important perspective for property owners: in future, additional opportunities could arise to support private modernization and refurbishment measures. In view of the increasing demand for good quality living space - partly due to the influx of new residents in the vicinity of the US military bases - there are also attractive rental opportunities for modernized properties. This applies not only to the future expansion, but also to the existing redevelopment area around the Idar pedestrian zone and the existing redevelopment areas of Aktive Stadt Oberstein and Stadtquartier Wasenstraße. Redevelopments can therefore pay off in several ways in the future: they improve the townscape and quality of life, increase market opportunities and can be eligible for tax relief - provided that the measures are coordinated with the city before they begin.
The preparatory investigations that are now beginning are intended to systematically record deficiencies and development potential in order to examine the requirements for an extension of the redevelopment area. The aim is to continue the renewal process in Idar city center in a long-term and coordinated manner. In addition to public investment, private commitment is also to be explicitly strengthened. Property owners in particular, who are interested in a timely redevelopment of their property, can benefit from orderly urban development and the associated funding prospects.
